如果签了otp之后,卖家说不卖了.. 该怎么办?

如果签了otp之后,卖家说不卖了.. 该怎么办?请问各位该怎么办?agent说可以上法庭告他们...不过会很麻烦而且要花很多钱....

有人经历过吗?

郁闷阿...花了这么多时间在上面....

My friend has such experience.But the owner is Malay, not so greedy.

My friend paid S$1000 after viewing the flat. Then next day, the owner changed their ideal, simply because the price they asked is very cheap. However, the agent of my friend didn't agree and told them if they want to go to court, they would lose definitly. Finially the owner have to sell their flat.

My concern is that if we go to court, it's gonna drag a long time and cost lots of money....

I'll meet up with them tmr... see how first....

why so hard to buy a house...

any legal expert can advise?

if you just paid the 1k and the seller did not want to exercise it, that will be tough.

your agent can ask his company for legal action.

跟你的中介沟通下,尽量尝试协商解决这个问题。如果,真的很喜欢这个房子,那么就做最坏的打算,折腾到底。如果也不是非要买的,好好权衡一下吧。不如找下一家算了。

(引用 a1k:既然楼上是agent请问:buyer只放1000元,但seller拖到超过14天,也不接受另外的4000. 怎么办?)excercise fee & last day已经在opt里面写明了开出支票,交给agent。执行的关键在于买家是否在acceptance form上面签名,excersie fee是否有给出。这里不存在卖家接受不接受的问题。将来上法庭,agent可以作证,他已经收到买家的支票,日在在excerise date之前。当然,大家可能觉得很搞笑,硬塞钱给人家的感觉。

一般来讲这种情况都是让agent跟对方多沟通,最后的就是“通牒”。还不就范,就是上法庭了。我觉得这个阶段,lz还只是损失在时间精力上面。希望还没有跟银行签Letter of offer。上法庭,个人觉得真的没有必要,除非给你造成的损失很大。。。

卖家要是不卖,他就惨了。不止是赔定金。

如果你买了类似条件的房子,差价要卖家付。比如你现在和他签的是300k成交价,而你日后买了350k的类似的房子,现在的卖家要赔给你50k。

这些东西中介肯定知道,吓唬吓唬卖家,肯定就投降了。

Have met the seller yesterday... exercised the OTP already.....

Basically, from what I observed, seemed like the seller does't fully understand his role(cannot withdraw after having accepted 1000)... and he doesn't even have an agent...

So, after some arguing... he accepted the 4k already....

我的情况比较特殊,钱再不用掉就没有了,不能和你们一起等下去。就算跌对我来说也就是买贵了,没什么亏不亏钱的问题。自己住着而已。当时以为还能等半年到一年,后来实在是赶时间要花掉这笔钱,没办法。反正是捡来的,花多花少就是赚少赚多的问题。还有就是多贷和少贷的问题。(送钱给你规定时间急着花掉,碰到当时这种情况下,其实也是一件蛮痛苦的事情:〉明知到明年买会便宜,但是还是硬着头皮上,真的是俗话说得好花别人的钱不觉得心痛。至少我签字的时候手没抖过,可能就是这个道理吧。)

我对我当时出的价钱还是比较满意的。还有就是买到平时买不到的地方,主要还是自己也是喜欢那里。那里之前半年里面几乎没有房子拿出来卖。所以就不再去想太多了。之前也退过一次,比当时低的钱买到更好地段的房子有什么好后悔的。再等几个月装修完了就可以住进去了,收租的钱去交房贷。以房养房,算下来,我基本没负担,因为贷款很少,就算失业也能应付。一切还是要往前看。股票套牢了不是照样过日子?心态一定要好。要乐观。
你买了便宜的,将来还是会有人买比你更便宜的,不可能你每次都是最低进最高出。当然了,等到别人大面积抛房子的时候你去进当然可以省下一笔钱。这个完全看个人造化了,对这个我的造化已经完了,接下去要看前面的,比如租金方面的计算。投资和自住还是有本质区别的。
就好像对新加坡人来说有那种grant 什么的津贴,我们不也都没拿到么?难道就死盯着这笔钱?想办法弄到手?A斑竹的话其实还是很值得回味的。再过两年可能薪水都过8k了,跳过去第二套房直接买公寓了也说不定。
新年就要到了,最后祝大家新的一年里面心想事成。不管是看跌还是看涨。哈哈

你还说过大学城起来了,地皮就涨了。目前来说,确实有这个趋势,而且是可以预见的。都已经打桩了。我在想就算房价跌,我相信那个区支撑点还是挺高的。反正不是纯投资。外加我个人处境,实在是没有理由等下去了。

After moving.. dun think I'll keep tracking the HDB price.... how many percent the price will drop? I dun care... At least I'll try to act cool if dropping like hell.. :)ha

just to put a roof over my head, no need to wait for the best price..
