SOHO首席执行员张欣：中国房地产出现泡沫（2009-11-20）
（北京综合讯）SOHO中国首席执行员张欣表示，资产泡沫正导致房地产业出现大量浪费性投资，削弱了中国长期增长前景。
据英国《金融时报》报道，SOHO中国是中国最成功的私有房地产发展商之一。
张欣表示：“只有在人们确实希望使用建筑面积的情况下，房地产价格才应上涨，但目前我们可以在全国以及所有房地产领域看到越来越多的空置建筑物。房价不断上涨是银行放贷如此之多的直接结果，中国各银行应该对此感到非常担忧。”
张欣的评估得到了中国央行货币政策委员会成员樊纲的呼应。樊纲前天警告，北京、上海和深圳等城市的房地产价格昂贵，资产价格泡沫风险日益增长。
政府数据显示，中国70个大中型城市房地产价格10月同比上涨3.9％，高于9月份2.8％的涨幅。
北京、上海等一级市场的房价上涨还要快得多。分析员表示，房价反弹很大程度上是由政府主导的前所未有的银行贷款扩张推动的。房价上涨还受到政府政策的推动，包括税收优惠、低利率和较低的首付款要求。
今年前10个月，作为经济增长的关键推动力之一，房地产开发投资同比增长18.9％，较前9个月17.7％的增幅明显加速。
