So the oct transaction list shows price for all first appointment done in Oct. And usually the OTP is done 6-8 weeks before the first appointment.

Believe or not that based on my real experience this July

In my block there is only one transaction, which is at the same price that I bought my flat, I am quite sure that is mine. And that is right after my first appointment.

HDB update the transaction twice a month, on 1st and 15th, and let us assume that OTP is 6-8 week before first appointment, then worst case is that the transcation statistics shows resale deals about 10 weeks ago (8 weeks + 15 days).

that is correct.

it took so long before first appointment as the transaction volume was huge. It will probably take shorter time as the number of transaction will drop in a market like now.
