THE LANDLORD’S OBLIGATIONS
6.1 The Landlord agrees with the Tenant as follows:
Taxes
a) to pay all taxes, rate, assessments, conservancy charges and outgoings in respect of the Premises except those that the Tenant has agreed to pay;
Quiet Enjoyment
b) provided that the Tenant shall punctually pay the Rent hereby reserved and observe and perform the conditions on the Tenant’s part to be observed and performed, the Tenant shall peaceably HOLD AND ENJOY the Premises during the Term without any interruption by the Landlord or any person rightfully claiming under or in trust for the Landlord;
Insurance
c) to insure the Premises against loss or damage by fire and to pay all premium thereon punctually;
Receipt
d) to provide written acknowledgement if requested by the Tenant, for Rent, Deposit and any other payments made by the Tenant to the Landlord;
Maintenance of Premises
e) shall take all necessary steps to keep t
