新加坡租房注意事项 - 整套组屋,公寓,排屋。闲来无事,在家里打打字。之前答应朋友发在网上,结果最近几个星期有点忙,一直拖着。今天特意整理一下,给要正在找整套出租的朋友作为一个参考。希望有点帮助。
新加坡的住宅楼有不同,主要分组屋,公寓,排屋。当然组屋是属于政府建屋局负责的,所以约束会比较多。短期出租请在网上直接联系屋主或者二房东,Airbnb也是个选择,正规中介是不应该接这种案子的。
租客在寻找租房时,首先要需要确保屋主是真正的屋主,可以要求提供证明,比如letter of property tax, 以及屋主的IC.
而且要了解hdb的主要规定,确保自己是符合条件的,以及了解租客要承担的责任。如果租客有中介,当然这些都是租客中介的工作范围。
1)出租整套组屋前,屋主需要得到HDB书面同意出租整套。
2)非新加坡公民和马来西亚PR, 租约最长1年半。
3)Hdb规定4房以上的,最多住客是9人。
4)不允许隔间,不可以分租,不可以做二房东。
5)全部租客的护照和有效证件需要有效期6个月以上。非马来西亚建筑工人不可以租住组屋,只能住工地或者劳工宿舍。
看房后,如果中意,价钱,租约长短,租约开始日期和其他事宜谈妥。代表租客的中介可以出LETTER OF INTENT, 租客准备支票给

我不明白为什么总有人说不可以分租转租
URA网站上写着可以分租转租(也就是说二房东是合法存在的),但:
1. 不能少于6个月
2. 如果分租的话不可以有隔间(也就是如果自己一家人住隔间是可以的?这个我就不清楚了)
3. 按原文的意思来说,只要是一家人住,不一定非要是屋主,就可以不受人数限制吧?

Private residential properties or their rooms within the premises should not be rented out on a short-term basis for less than 6 months on a daily/weekly/monthly basis.
Leasing of the whole unit or subletting of rooms for residential purposes is only allowed for long-term stays of 6 months or more if these conditions are met:
no internal partitioning works that alter the layout of the property to create more rooms. Such overcrowding can pose safety concerns
in the case of master tenancies or en-bloc leasing-out, there should only be 1 single tenancy agreement per residential unit to cover the number of occupants for the unit. This does not apply to a single property or individual owner who leases out rooms within his unit to different tenants
each occupant should have at least 10 sqm of space. The maximum number of occupants in a residential unit is 8, no matter how big the unit is
includes the owner if he is living within the premises
does not apply if the unit is occupied by a family without any subletting.
