2月底退房当天屋主没有来,还是和屋主的中介交接。
今天中介邮件我说,屋主会扣除全部3500的押金,
“The Owner is very upset the conditions of the property, & they are going to claim all the damaged items as follow:-
1) Three Seater Sofa.
2) Dunlop Super Single Divan bed with storage.
3) Dunlop Queen Bed Divan
4) 6 Damaged Dinning chairs.
5) 2 Missing tinted Glass panel.
6) 2 Damaged air con remote
7) Failed to notify the leaking ceiling in the common toilet, causing the ceiling beyond repair & have to reinstall a new ceiling
8) Refund the balance 3 months commission due to the premature termination.
& More.
Mr & Mrs xxx reply is all this claims already cost, more than the one month deposits $3,500, with this consideration They'll confiscate the balance deposit.
I can understand the Owners disappointment, in order not to complicate the matters & result of further claims against you, I sincerely feel this is best way moving forward.
You may think otherwise, but put yourself as the owner in this situations what will you do.”

“I request the owner to be more specific with item damage and cost. For example:
1) Three Seater Sofa – Damage: with cat scratches – Cost to claim $xxx
2) Dunlop Super Single Divan bed with storage – with cat scratches – $xxx
3) Dunlop Queen Bed Divan – with cat scratches - $XXX
4) 6 Damaged Dinning chairs. – with cat scratches –$xxx
5) 2 Missing tinted Glass panel – dimension 40cm x 70cm, $xxx
6) 2 Damaged air con remote – cost to claim $xxx
7) Failed to notify the leaking ceiling in the common toilet, causing the ceiling beyond repair & have to reinstall a new ceiling – cost to claim $xxx
8) Refund the balance 3 months commission due to the premature termination $437.50
9) & more – please be specific
This is the correct way proceed on such situation. I’m ok with the deduction if the owner list down in details and if I find his cost to claim for each item is reasonable.
If the owner believe the cost is more than the $3500, please list down the item as well and the relevant cost. “
