简单介绍一下自己房子的情况

--靠近mrt,走路5分钟不到。但是不吵，不靠大路，不靠停车场。中区，女皇镇附近
--房龄40年，已经upgrade过 (若干年前）
--3房，高层，装修不错，搬进来就可以住

本着DIY和省钱精神，也有信心可以handle组屋买卖，所以决定自己卖房。上周四打给SPH，咨询登广告事宜。其实很容易，每行11刀，一般广告4-5行 （我比较省，想了半天把广告浓缩在4行字，哎，结果忘记给大牌几号了。后来每个打过来问房子的人第一句话就是：你的是大牌？？？ 呵呵，惭愧啊。各位看官可要吸取教训了）。

海峡时报果然影响深远。星期六一早，广告刚出，开始陆续接到电话，基本上第一是问估价多少，要多少现金，第二问楼层，第三问装修，最后问朝向。约好时间看房，从星期六晚上开始，每天基本3-4批人，直到昨晚。。。。

大部分是中介带来的，有几个是direct buyer。中介都会煞有其事的告诉你，

sell must pay commission, u know?
然后我就说, no, u will get ur commission from buyer, not me...
中介：i can ensure your deal won't have any problem, everything go through smoothly
我说：i don't think i am obligated to pay ur commission. If i want to pay com, i would have engage a agent at the first place...For you, u are getting 1% from your buyer, and u don't have to spend money on marketing the property, fishing for the seller, handling the viewing, etc..... so 1% is already a good deal for u.

中介： but....

哎，好像唐僧。最后我只能同意付他1k, 但是我的要价一分也不能少，同时他帮我做所有的paperwork... 结果他还真的谈成了。不过我的要价也不是很高拉，呵呵。


一些心得：
1。 如果你的房子位置不错，靠近地铁，完全可以自己卖房。每次广告的成本50-60刀而已，省下的中介费有好几k.最后可以适当的出点钱给中介让她帮忙作paperwork。

2。 卖房前先做估价，直接上hdb的网站request, 估价大约180刀。记住，如果以后成交的话，buyer 应该把做估价的钱给你，因为其实是buyer需要valuation report去找贷款啥的。
